Pre-Arrival

Woodmill Farm is conveniently located and easily accessible by all forms of transport.

By Car:

Located a short distance from the A390 being one of the main routes into Cornwall. Full details can be found on our website, or details can be forwarded on request.

By Train:

Par station, which is on the main Paddington to Penzance line, is about a 20 min level walk from Woodmill Farm.

By Air:

Cornwall is served by Newquay airport, used by major flight operators to other parts of the U.K and abroad. Newquay airport is approximately a 30 min drive. Car hire is available at the airport; alternatively we can forward details of local taxi firms.

By Bicycle:

Covered cycle storage and drying facilities are available to walkers and cyclists.

Arrival, Car Parking and Equipment Storage for The Brambles/Sweet Chestnut/Keepers Cottage and Rowan Cottage

Our car parking is off road (on our land) close by the cottage. On arrival report to Michelle at the main house, if arriving by car or taxi, please drive up to the house, which is adjacent to the cottage.You are able to park directly outside your cottage for unloading, but once unloaded cars are to be parked in the main car park. The roads/tracks and parking surface within Woodmill are all rolled hardcore and loose stone chippings. All roads leading to Woodmill are highway tarmac roads.
The main car park is at a lower level to the cottage and can be reached by a hard surfaced inclined path, which includes 3 steps, each approx 150-200mm rise. Parking spaces to Cottages are approximately 50 metres away and the path rises approximately 5 meters.
The courtyard directly outside the cottage is fairly level with a loose stone chipping finish. Access to the Cottages is via a small timber deck which is set slightly higher than the courtyard, incorporating 2 x 200mm steps to the front plus level approach and ramped approach at the ends.
We have a dedicated cycle storage/boot room and drying room located off the main parking area. This building also contains information and local maps relevant to cyclists and walkers. Cycle hire can be arranged with delivery and collection of cycles.

Our car parking is off road, secure and directly outside the cottage. It is a level path from the parking space to the cottage with a level threshold into the property. On arrival report to Michelle at the main house which is set at the higher level. The roads/tracks and parking surface within Woodmill are all rolled hardcore and loose stone chippings. All roads leading to Woodmill are highway tarmac roads. We have a dedicated cycle storage/boot room and drying room located off the main parking area. This building also contains information and local maps relevant to cyclists and walkers. Cycle hire can be arranged with delivery and collection of cycles.

General – All cottages

Woodmill Farm is sited in a valley with the land rising from the main entrance and paddocks up to the cottages and then further to Prideaux Woods. All the land and cottages face south with the higher ground being to the North. This sheltered environment with a Southerly outlook creates a microclimate unique to Woodmill.
There are many walks and cycle routes close to Woodmill Farm and details can be requested or obtained on arrival. Although Cornwall is known for its hills, many walks from Woodmill are relatively level leading to the coast and the picturesque Luxulyan Valley.
There is a large terrace with picnic tables adjacent to the Mill overlooking the paddocks plus a smaller grass picnic area at the lower level adjacent to Buttercup Cottage. A laundry room is provided with washing and drying facilities, additional deep freeze storage is also available. This building also has a toilet and wash area, plus a large number of tourist information leaflets. A stock of DVDs are also kept here for the enjoyment of our guests. The laundry building is located at the higher level, which is a level walk from The Brambles/Sweet Chestnut/Keepers Cottage and Rowan Cottage and up a 5m pathway rising from Buttercup Cottage.

Access Into And Around The Cottage – Buttercup Cottage

You enter the cottage via an inward opening 2’ 9” door with doorknob and latch plus a key operated lock for security. All internal doors are standard height 6’ 6” timber doors with thumb latches.
You enter an open plan lounge/kitchen/dining area with a door leading to a bedroom. Off the bedroom there is a shower, dual flush WC and washbasin. The shower has a 8 inch high step into the shower tray with a sliding door. The flooring is timber. The cottage layout is single storey with no internal steps. The internal floor finishes are all natural timber boarding.
The bedroom has a 5’ 0” double bed. Access is available to both sides of the beds. The flooring is timber.
The kitchen is arranged in an ‘L’ shape as part of the main living area. The flooring is timber. Patio doors lead out of the living area down 1 x 150mm timber step onto a level timber deck overlooking the pony paddock. 2 further steps lead down from the deck onto a small-grassed area. This outside space is enclosed with a fence and has a gate onto the parking area.

Access Into And Around The Cottage – The Brambles

You enter the cottage via an inward opening 31.5” wide door with doorknob and latch, plus key operated lock for security. Level access. All internal doors area standard height 6’ 6” timber doors with thumb latches.
You enter the kitchen/dining room, which has a galley kitchen, leading off this you go through a 30” wide door to a lobby area with a 29.5” wide inward opening door to cloakroom. The ground floor has a tiled floor. An open plan staircase leads up from the lobby to a first floor lounge area. The staircase is carpeted and has 13 x 8” risers including 3 winders.
The lounge area has a timber floor and to the rear a 30” wide outward opening door leads onto an outside pathway over 3 x 6” steps down.
An open plan staircase leads up from the rear of the lounge to a bedroom; the staircase is carpeted and has 12 x 7” risers including 3 winders.
In the bedroom there is access available to both sides of the 5’ double bed. Off the bedroom is an en-suite, accessed through a 28” wide outward opening door. The en-suite has a toilet, was hand basin and 28” x 34” shower with folding doors and a 8 inch step up to the shower. The flooring is timber. Emergency lighting is provided to the stairs.

Access Into And Around The Cottage – Rowan Cottage

You enter the cottage via an inward opening 31.5” wide door with doorknob and latch, plus key operated lock for security. Level access. All internal doors area standard height 6’ 6” timber doors with thumb latches.
You enter the kitchen/dining room which has an ‘L’ shaped kitchen, leading off this you go through a 30” wide door to a lobby area with a 29.5” wide inward opening door to cloakroom. The ground floor has a tiled floor. An open plan staircase leads up from the lobby to a first floor lounge area. The staircase is carpeted and has 13 x 8” risers including 3 winders.
The lounge area has a timber floor and to the rear a 33” wide outward opening door leads onto an outside pathway over 2 x 6” steps down.
An open plan staircase leads up from the rear of the lounge to a bedroom; the staircase is carpeted and has 12 x 7” risers including 3 winders. In the bedroom there is access available to both sides of the 5’ double bed. Off the bedroom is an en-suite, accessed through a 25” wide outward opening door. The en-suite has a toilet, was hand basin and 28” x 29” shower with folding doors and a 8inch step up into the shower. The flooring is timber. Emergency lighting is provided to the stairs.

Access Into And Around The Cottage – Sweet Chestnut

You enter the cottage via an inward opening 31.5” wide door with doorknob and latch, plus key operated lock for security. Level access. All internal doors area standard height 6’ 6” timber doors with thumb latches.
You enter the kitchen/dining room which has a ‘L’ shaped kitchen, leading off this you go through a 30” wide door to a lobby area with a 29.5” wide inward opening door to cloakroom. The ground floor has a tiled floor. An open plan staircase leads up from the lobby to a first floor lounge area. The staircase is carpeted and has 13 x 8” risers including 3 winders.
The lounge area has a timber floor and to the rear a 30” wide outward opening door leads onto an outside pathway over 1 x 6” steps down.
An open plan staircase leads up from the rear of the lounge to a bedroom; the staircase is carpeted and has 12 x 7” risers including 3 winders. You enter the cottage via an inward opening 31.5” wide door with doorknob and latch, plus key operated lock for security. Level access. All internal doors area standard height 6’ 6” timber doors with thumb latches.
You enter the kitchen/dining room which has a ‘L’ shaped kitchen, leading off this you go through a 30” wide door to a lobby area with a 29.5” wide inward opening door to cloakroom. The ground floor has a tiled floor. An open plan staircase leads up from the lobby to a first floor lounge area. The staircase is carpeted and has 13 x 8” risers including 3 winders.
The lounge area has a timber floor and to the rear a 30” wide outward opening door leads onto an outside pathway with level exit.
An open plan staircase leads up from the rear of the lounge to a bedroom; the staircase is carpeted and has 12 x 7” risers including 3 winders. In the bedroom there is access available to both sides of the 6’ double bed, which can be 2 single 3’ beds upn request at the time of booking. Off the bedroom is an en-suite, accessed through a 27.5” wide outward opening door. The en-suite has a toilet, was hand basin and 59” x 40” corner bath. The flooring is timber. Emergency lighting is provided to the stairs.
